Dear Ms. Tang

The following are responses to your emails, dated 15-Aug-2019 and 29-Aug-2019.

1. Bricks containing “JR” manufacturers’ impression, at frogs in brickunits, were found at inner core of façade wall parapet. The JR bricksappear to be original building fabric.

The inner core of the wall contains bricks in the orange-brown-redcolour range. This is consistent for bricks exposed at the buildinginterior.

Street façade brick is installed in stretcher bond with accent headerand rowlock bands. Sidewalls are common bond.

2. Recently removed facebrick (painted yellow) wasconfirmed to be earlier replacement brick, with“Belden” impression at rear face of brick units. Thesebricks lacked weathering and erosion, and haveretained sharp, crisp corner edges and relativelysmooth faces.

3. Newer, “Ironspot” brick units were found in backupwythe. The upper unit is stamped “Boston” and thelower unit has a lot number impressed on the face.

4. The collar joint, between Belden facebrick andbackup wythe, was partially filled with mortar. Thismortar joint provided some connectivity betweenfacebrick wythe and wall core masonry wythes.

5. Corrugated, galvanized steel brick ties were foundscattered throughout the wall, with no particularpattern or spacing. Some of these ties wereembedded in horizontal joints of facebrick. Many steelties were found bent up or down in the collar joint,providing no connection between wythes. Some of theties were embedded in horizontal mortar joints, ofbackup wythe, and some were fastened by nail tofaces of backup brick units. Ties typically had varyingdegrees of rusting.

6. Brick headers, visible at exterior of facebrick wythe, were cut brick units. These bricks were not tyingwythes together. Broken bricks were observed throughout the backup wythe, suggesting that the originalfacebrick wythe was constructed using header bricks and ties. Header courses are incorporated in sideand rear walls of the building.

7. Photographs provided by the City, during the time the building was the MI-KI Restaurant and theLouisiana Purchase Restaurant, show the exposed facebrick as buff-brown colour. No dating wasprovided with these photographs, but the Louisiana Purchase Restaurant photograph appears to date toc1970s-80s. The colour of Belden brick units removed from the wall is of this same colour. It is our opinionthat the earlier photographs, below, show the Belden facebrick in its natural colour, prior to having a paintcoating.

Note that the side wall in (right hand) MI-KI photographis painted a “rose-pink” colour.

8. There is no intention in the proposed renovations to reuse Belden brick units. It is recommended that anysalvaged, sound RJ brick units be stored for future repair and maintenance activities at other exterior orinterior walls.

9. Existing brick, at sidewalls of building and at building interior, appear to be original. All of this brick is ofthe orange-brown-red colour range. A panel of the proposed, new Milwaukee brick is shown below.

10. Historic photographs show a similar tone of brick colour at the subject property, at 3236 Sandwich Street, and at the adjacent building, at 3226 Sandwich Street, currently the Sandwich Brewing Company.Although the existing sidewall, at 3226 Sandwich Street, is largely painted red, the underlying brick colouris in the orange-red range. There is very little contrast in the black and white photograph, below, tosuggest that the two buildings are significantly different in colour, however, the colour difference is clearlyevident in the colour photograph below.

11. Existing window and door openings remain unchanged with new windows and doors provided, as follows: a. Five of the existing wall openings have roll-up, sectional aluminum doors; this includes the four large

openings (two at 1st storey and two at 2nd storey) and the door opening at east (right) side of wall. Allof the existing roll-up doors will be replaced with the same type of door, having dark anodized orpainted aluminum finish. Sizes of glazing and infill panels are reduced, from existing sizes, to a moretraditional, near square, sizing and proportion, to better relate with the neighbouring Brewery buildingfaçade. Bottom course of panels in larger, 1st storey roll-up doors will have dark finish infill panels toaddress concerns for privacy, security and weather resistance. The Owner informs us that the RockBottom Bar & Grill is one of the first establishments in the region to have roll-up doors and this featureis a hallmark for this Bar.

b. The existing entry door (west side of façade) is a solid steel-clad door. The proposed replacementdoor is a commercial grade, prefinished aluminum door, with glazing in upper half and solid lowerpanel, protected by an oversized aluminum kick plate. Half-lite glazing is recommended for safetyreasons (i.e., ability to see if someone is on the other side of door before operating door). Door andframe are proposed as a dark anodized or painted finish to match the roll-up doors and windows.

c. Transom windows, above 1st storey doors, are aluminum, awning-glazed units in dark anodized orpainted finish. Transom window sizes remain unchanged.

d. Existing (white) vinyl awning window, at centre of 2nd storey, will be replaced with a new aluminumawning window, also in dark anodized or painted finish.

e. Existing wall openings appear to be original, although the larger 2nd storey window widths may havebeen slightly modified over time, as is evident by the wood lintels at interior that do not span the fullwidth of window openings.

f. Jamb liners at all door and window openings can be provided in prefinished metal, as the Owners 1st choice, or, alternatively, prefinished wood, in black or dark bronze colour.

12. The proposed brick detail/coursing differs from the existing in the following ways:a. Modify articulation at brick piers, at east and west façade corners, by increasing outside projecting

edges, from 4" to 8" width, and reducing width of recessed panels between edges, from 16" to 8". Theexisting, thinner outer edge is visually slender and is not a brick detail common to buildings of thisvintage. The design also terminates the recessed centre panel, of these piers, at a slightly lowerelevation, to allow for the rowlock course to continue from building corner to building corner.

b. Increase brick coursing depth at parapet from two courses to five courses for the section of wallbetween corner piers. This is a more traditional proportion

c. Revise piers, located between 1st storey doors and window openings, to delete recessed brick paneland reconstruct piers with a consistent flush face. A single course of rowlock brick is provided below stone capitals. This modification is intended to provide a hierarchy for piers/columns, to reinforce thecorner piers as “bookends” and the intermediate piers as secondary, structural elements. This changealso helps to conceal the narrow width of the centre pier.

d. The existing, uninterrupted soldier course, spanning the width of building above 2nd storey windows,is changed to become three soldier-course lintels, with one lintel over each of the individual windowopenings. This is a more traditional brick coursing and better emphasizes the window openings.

Existing name/date stone, keystones, over 2nd storey windows, window sills and column plinth blocks andcapitals at 1st floor piers, will be salvaged. Sound limestone units will be reused (repaired where feasible)or replaced with new, like materials if repair is not feasible. Reused limestone units will require paintremoval, using non-abrasive Joss System.

Façade brick masonry will be relaid in stretcher bond with header and rowlock banding, as show indrawing.

Remove existing paint from side walls and rear wall of building, examine the condition of wall and providenew breathable paint to match the new brick veneer.

13. Exterior signage scheme is intended to continue with the existing type, general style and placement. Signpanels will be replaced with refreshed/updated painted signboards. Existing stanchions and hangingassemblies will be repainted and reinstalled.Placement of goose-neck light fixtures will be centered above large street level wall openings and existingsurface-mounted conduit will be replaced with concealed conduit, incorporated in the wall assembly.Potted plant hangers at piers will be reinstalled.

14. Checker plate aluminum, in clear anodized colour, is shown at bottom half of new entry door (as kickplate) and at wall and soffit surrounding the door recess. This is the public entrance and primary deliveryentrance and is subject to significant traffic and abrasion/abuse. Previous wall finishes, including brick,stucco, wood and sheet metal, were easily damaged and required constant maintenance and frequentrepairs. The proposed heavy gauge aluminum plate will provide character and interest at the entrance aswell as a more robust and serviceable finished surface.

15. Existing steel guard, provided at interior side of 2nd floor openings with roll-up doors, satisfies the Coderequired 1070 mm (42”) guard height. No modifications are anticipated for these guards.

16. Painted steel guard railing system, located at sidewalk level, will be reinstalled after the new brick façadeis completed. Brackets at wall may require minor modification to retain previous guard location to avoidencroaching into the municipal sidewalk. This guard is a requirement of the liquor licence.

Conclusions:< Failing facebrick, which was recently removed, is not original building fabric.< Replacement brick in the orange-brown-red family is consistent with the building’s original brick colour.< The proposed Milwaukee Series of Glen-Gery brick is a reasonable match to the original brick, found in

the walls of the building. The range of colour contrast will be reduce by culling out some of the strongerdark bricks.

< Proposed coursing and surface plane modifications are designed to more accurately reflect the characterof buildings of this vintage.

< Existing stone features have been salvaged and most, if not all, will be cleaned and reincorporated intothe façade. Unsound and broken original stone units, which cannot be repaired, will be replaced with new,like stone units to match original size, shape and profile.

< Existing window and door openings will remain. New doors and windows will be installed.< Minor modifications are proposed for glazing patterns, entry door style, wall cladding at recessed entry

door, exterior lighting and signage.< It is our submission that the proposed façade design is appropriate for a building of this vintage and it is

respectful of the historic character of the District.< Continued operation of this popular eating establishment achieves the goals of the Sandwich Urban

Design Guidelines.
