What a great start to 2014!
IREM® Orange County membership grew over 10% in 2013 and we already haveincreased our member count by 25 since January in addition to 15 newly installed CPM®s and ARM®s. To date, all of our program events have sold out and we haveincreased the number of service providers in our Friends of IREM circle. Wearealso collaborating with our sister associations and are planning a co-op annualskeet and clay shooting event with BOMA Orange County, an exciting social affair that will mutually grow both our networks.
In January, our 21st Annual Economic Forecast Luncheon, featuring Dr. ChristopherThornberg, had over 300 attendees. Our Friends of IREM® were able to display theirproducts and services in a tabletop showcase prior to the event. Attendeesexperienced great networking opportunities as well as an informative and positiveeconomic outlook for 2014. In February, our Market Forecast Luncheon featuring an expert panel of brokers provided another informative program to about 200 attendees. Make sure to check out the press release featured in GlobeSt. and in thisissue of the SOURCE.
Westill have more exciting events planned for the rest of the year, such as our 1stAnnual Signature ICON event, on April 30th, recognizing exemplary leadership and major influence on the real estate industry. Wewill honor John Kilroy Jr., whois Chairman, President and CEOof Kilroy Realty Corporation. This event will alsohelp to attract and develop individuals for careers in real estate management.Accredited Management Organizations (AMO®), and active property managementfirms in IREM Orange County will be hosting students for IREM OC’s Job ShadowDay in concert with the Signature ICON Event on April 30th. Weplan to give asignificant portion of this event’s proceeds to scholarships for IREM educationalcourses.

AB1103As a reminder, the Non-residential Energy Use Disclosure Program has taken effect as of January 1, 2014 for all non-residential buildings over 10,000 sq. ft. This program will further expand on July 1, 2014 to include buildings 5,000+ sq.ft. There has been some confusion as to which property types are required toadhere to the program, so included below are the property types exempt fromthe disclosure program.
The following types are not subject to the Statute and Regulations:• Factory and Industrial (F-1, F-2)• High Hazard (H-1, H-2, H-3, H-4, H-5)• Institutional (I-3, I-4)• Residential (R-2, R-2.1, R-3, R-3.1, R-4)

Upcoming LegislationThe annual Bill Introduction Deadline passed on February 24, which was the last day that new bills could be proposed for the 2014 legislative session. Wewit-nessed hundreds of bills introduced on the final day, with a significant portion aimed at commercial real estate. The details on most still need to be examinedand as the legislative session progresses and further information on the bills andtheir prospects are known we will update our members.
In Los Angeles, on March 4th, the city council approved an ordinance banning the use of E-cigarettes in the workplace. The legislation also bans their use in public parks and outdoor restaurant patios, but allows for dedicated ‘vape’ lounges, solong as they exclude minors.

The IREM®Scholarship Program is Quick and Easy
I’ve been in property management for 29 years. I currently manage a portfolio of seven mobile home park communities/1800 units for Haven ManagementServices.
I first heard about IREM®and the CPM®Credential from my very first employer in this business. The President and Vice President were both CPM’s and they offeredto pay for one course per year. Over the years, I completed all the requiredcourses except the management plan. Then I changed management companiesand convinced myself that the CPMdesignation wasn’t important in my type ofproperty management. I was wrong.
Twenty-eight years later, I am still managing mobile home park communities for a living and wanted to update my skills with the latest/greatest knowledge, gainmore respect from my peers, and attain higher positions/pay in a company. Costa Mesa, CA—Southern California commercial real estateshows positive signs across all sectors as it continues itsroad to recovery in 2014, shared industry experts atthe 2014 Southern California Market Forecast Luncheon.The recent event, hosted by the Institute of Real EstateManagement (IREM) Orange County Chapter at The WestinSouth Coast, brought together a panel of brokerageindustry leaders representing the office, retail, multifamily and industrial markets.
“Based on all of our panelists, 2014 is expected to beanother strong year for the commercial real estateindustry, especially in the industrial, multifamily and officesectors,” shared Kurt Strasmann, CBRESenior ManagingDirector and panel moderator. “The bottom line is thatOrange County is still one of the most highly sought-after real estate markets in the country, and all of the basicfundamentals continue to move in the right direction.”
With nearly 200 industry professionals in attendance, panelists candidly shared insight on local market dynamics,industry trends and economic factors that continue toimpact Southern California commercial real estate.
“In Orange County we have had broad-based recovery,”said Bob Davis, NAI Capital Senior Vice President. “Wehave seen positive factors such as employment growth
and increased leasing activity, but one area that is still problematic is time on the market which is averaging 14months for office space.”
In terms of the retail market, Coreland Companies Directorof Retail Brokerage Matt Hammond shared that “2013 wasa tremendous year for Orange County retail leasing. For the first time in years, tenants were aggressively expandingand leasing quality space. Across the county, major big boxvacancies in Class ‘A’ centers went from 30 down to 1 overthe past 24 months. The question for 2014 is will theseretailers now turn to the Class B and Cspaces?”
CBRE Senior Vice President Ray Eldridge noted that OrangeCounty still remains a strong market for multifamily dueto increasing barriers-to-entry. “Orange County will never beoverbuilt, given the scarcity of remaining vacant land.Driving through Orange County can be misleading asmassive land tracks, both east and west of the 405, havebeen gifted by the Irvine Company for conservation. Last year we surpassed previous peak rents of 2008. Highdemand will continue because of our diversified economy,low affordability of home ownership, high quality of life andexcellent job opportunities.”

we have seen approximately 17 percent rent growth sincethe market bottomed out,” shared Kevin Turner, Voit RealEstate Services Senior Vice President. However, Turner cautioned that we are not far from the stabilized peak rents of 2006. Turner sees a limit based on a formula of revenueto rents, and cautions we may once again become a victim of our own prosperity whereby tenants will be priced out ofthe OCmarket.
Strasmann asked the panelists to share some of the moreinteresting changes they have seen within their marketsover the past year.
“We are racing towards the inflection point where it may no longer make sense to rent in OCas tenants,specifically manufactures and distributors can only afford to pay a certain percentage for rent, taxes, insurance,maintenance and utilities based on gross revenues,” said Turner. “Tenants are scrambling for alternative ways toaccommodate growth, and as a result we are seeing a surgein demand for ownership positions to hedge against rising rents.”
“Creative office has been the buzz, but in the OCofficemarket it still only represents 5% of the inventory,” saidDavis. “Creative office space is generating higher rents, butit also requires a substantial initial investment. It will bevery interesting to see if the payoff is there in the long run.”
“Most new multifamily developments will be the result ofexpensive and time consuming rezoning of functionally obsolete office, industrial or retail sites,” said Eldridge.“Some of the best locations are tied to pedestrian-oriented,transit-oriented and/or infill urban areas. Recent and on-going multifamily land value appreciation is directly tied toscarcity, rising rents and a trend toward higher densities –all of which are increasing.”
“Successful retailers have embraced omni-channelmarketing to competing with e-commerce,” said Hammond.“No matter the size of the retailer, those that haveseamlessly integrated their online business into everydaybrick-and-mortar sales are experiencing positive growth. It’s a holistic shopping experience – if they can’t help you in the store, they go online.”

4 ways to make business communication stick
C’mon, admit it: this is one of those songs that just get stuck in your head, with nearly 400 million viewings, according to YouTube estimates.
I don’t think it much matters that this song makes absolutely no sense. What does matter is that the song’s writers, the brothers Ylvis, have been able to make their somewhat kooky message stick with us. If you’ve seen this trending video, you know what I mean. It’s whimsical! It’s bizarre! It’s evidently universal! That’s what I call stickability.
Don’t you wish you could make your everyday business communication have the same kind of stickability? I confess, I love TV reality shows (well, some of them) and YouTube. You’ve got to agree, some of these shows and videos simply stick with us — we watch them over and over again. What makes these ideas so memorable? I’ve done a little viewing on this subject to see just how today’s pop culture affects how we communicate in business. All in the name of, ahem, research, of course.
Here are four ways you can make your best business communication stick:

Make it catchy: Watch the video of “What Does the Fox Say” and you may just think these somehow believable animal characters dropped in from an alien world. But here’s the clincher: they’ve reeled you in, with a great big hook. When you watch it, it’s so, well, catchy, that you don’t want to look away. That’s exactly what you want to do. Whether you’re preparing your next pitch for a prospective client or an all-team meeting, think about your hook. Your first job is to create an opener that sells.
Think about it. People can read charts, reports and hand-outs for themselves. When you craft a creative way to open your next meeting, three things happen immediately: it engages the audience, establishes a connection and offers a glimpse of what’s to come.
So, take a cue from the stage: go for the hook and they’ll stay tuned in.
Make it relatable: As silly as this little tune is, it’s instant and it’s recognizable. Everyone can relate to it because there’s just something that tickles you. While it’s admittedly kooky, it actually creates rapport and conversation. Isn’t that what we want to do every day with our customers and with our teams?
In today’s world of instant everything, I think we tend to believe we “know” people better than we do — look at how many connections you have on LinkedIn or how many Facebook friends are on your list. Taking the time to actually create rapport and offer a relatable story first will pay off. Don’t overlook this one.
Make it different: What’s so great about this song? It’s un-expected. When you’re looking at ways to differentiate your company, think about the small things that really do make you different. Before I give a seminar or a workshop, I’ll often survey the participants about how they follow up with their customers to thank them for their business. You’d be surprised by how many follow up less than 50% of the time and mostly via e-mail.
Here’s a free idea: The next time you want to follow up with a client, pick up the phone and say thank you, or actually hand-write a note. It will stick with them.
Make it exceptional: Face it: people are going to talk about your company anyway, so you might as well give them something spectacular to talk about. You can cultivate this difference for your company by fostering a culture of excep-tional service, from the top down.

Recently, I visited a colleague’s office for a meeting. I hadn’t met him before and had never been to his office. When I arrived, the receptionist was busy at her computer with her back to me. She didn’t actually acknowledge me but gave me a sidelong glance (as in, “I see you. But I’m busy.”).
I guess she figured I had time to wait. And I am a patient girl, so I waited — and waited. When she finally turned around, there was no greeting. Instead, she just said “What?” She didn’t know who I was or why I was there, but I’m pretty sure this was her standard response. Was her communication lacking? Absolutely! Did anyone in her office notice this? I’m not sure. Was this level of customer service an advantage for her company? Definitely not.
If you’ve seen situations like this in your own company, there’s good news: you can fix it. First, it’s important to rec-ognize that having exceptional customer service is a lot like having a newborn baby — it needs your attention all of the time, and you have to be flexible. Is it always tangible? Nope. Is it complicated? Sometimes. Is it worth it? You betcha.
Who knows, maybe your next video will reach 400 million hits. But the next time you’re watching YouTube (or your fa-vorite reality show), be on the lookout for some great ideas on stickability. Take it from me.

The Coffers of IREM Orange County:As members of IREM® Orange County, we wanted to provide a brief update of the financial health of our chapter. If you only read the first two lines of this article, pleaseknow IREM® OCis solvent and has built a strong balance sheet. Well, not too strong.
As a 501C (6) non-profit corporation, the financial goal of the chapter is to generallyend each fiscal year with a balance between income and expenses, rather than produce large cash surpluses. Any surpluses are invested back into the Chapterthrough additional events and programming, or set aside to offset unforeseen future circumstances.
IREM® OCfinished the 2013 budget year with positive cash flow of roughly $40,000. Ofcourse, this is possible due to the timely payments made by our membership as wellas the financial commitment from our Friends of IREM and event sponsors. On behalf®
of the IREM OCExecutive Council, we thank you all for your support which makes®
our organization possible. We expect another strong year in 2014 and look forward toproviding exceptional events, education and networking opportunities for current andprospective members.

CAM Reconciliation Seminar Recap
On January 21, 2014 IREM® OC hosted an annual CAM Reconciliation seminar pre-sented by Angela Mettler, Area Director, REIT Management & Research LLC. This was Angela’s second year presenting this topic, which was well attended with eager partic-ipants to learn the basics of preparing accurate CAM Reconciliations. Angela’s presen-tation focused on tricks and resources to save time and money. The seminar provided an in-depth overview of what operating expense calculations are and why they are completed. Angela identified types of reports and records that are useful to prepare, pull, review and analyze when calculating accurate operating expenses. A thorough explanation of all lease types were reviewed, along with how and if CAM charges are billed back to tenants with each lease type described. The audience learned the “nuts and bolts” of what type of operating expenses are legal and should be accounted for when calculating CAM charges. This triggered a great discussion and many questions from the participants about whether or not certain expenses can be included in CAM. A demonstration of methods to calculate expense pools, no base/ no gross ups, base year/ no gross ups, gross up multipliers, caps and changes to square footage was offered. Participants were given the opportunity to work through each scenario and apply the calculation formula and calculate. Angela’s presentation style and audience interaction provided participants the confidence to take the information learned and apply them to their current roles. Each year IREM® OC receives overwhelmingly positive feedback that participants learn something new each time they attend and walk away equipped to tackle CAM reconciliation with new strategies and confidence.
AB 1103 & Title 24 Seminar RecapOn February 27, the Education Division of IREM® OC hosted another in its year-long Kickoff Series of timely topics for today’s property management professionals.
The seminar was presented to a nearly sold out crowd of industry professionals by Matt Evans, PhD, Manager of Energy Codes & Standards group for Customer Programs & Services at Southern California Edison. The ½ day program provided valuable explanations, backgrounds and resources to assist in successfully navigating through the essential aspects of California’s AB 1103 non-residential building energy benchmarking law and the non-residential 2013 Building Energy Efficiency Standards (Title 24 Part 6).

During the event we also had a roundtable discussion about our organization’spast, present and future. The Past Presidents shared their experiences,challenges and accomplishments. The conversation encompassed valuablelessons, that will help guide our current decision making process. IREM®Orange County is proud to announce thatwe are brining back “Helping Hands”, aprogram started over a decade ago by ourFriends of IREM to give back to our community.Check out the picture from 2002, when HelpingHands helped renovate a property for theOrange County Homeless Shelter that providesa home for families with children.
