A taxing time for homeownersYour home has a great value to you,

but one time when you want your hometo be worth less is when it’s time to payyour property taxes.

Each year, local taxing entities col-lect these taxes for local governmentsto use to pay for public services such asschools, roads and emergency responseservices. The amount you pay is basedon how much the appraisal districtdetermines your home is worth.

HOW DO YOU FIGURE YOUR TAXES?

Your taxes are calculated using twomain components: the tax rate and theassessed value of your home. Eachlocal taxing authority—like the schooldistrict, the city, and the county—hasits own tax rate. The appraisal districtis responsible for assessing yourhome’s value and using this amount todetermine how much you owe.

ARE YOU EXEMPT?The assessed value of your home

may be reduced by certain amounts for

each taxing authority, if you appliedand qualify for exemptions. Most prop-erty owners qualify for a homesteadexemption on their primary residence.Other exemptions are available forhomeowners who are 65 and older andthose who are disabled veterans. Checkwith your appraisal district to find outwhat exemptions you may qualify for.

DISPUTING YOUR PROPERTY TAX APPRAISAL

So what do you do if you believeyour home has been assessed higherthan its actual value? You haverecourse. Your Realtor can be a valu-able resource if you need help, as she isan expert in the local market and canwalk you through the process.

If you believe your property isappraised too high, you can protest it,but you need to respond quickly. Youhave until May 31 or by the 30th dayafter the notice of the appraised valueis delivered, whichever is later, to fileyour protest with the Appraisal ReviewBoard.

COMPARING VALUESAn important element in your prop-

erty tax appraisal is comparable prop-erties or “comps.” These are propertiesnear yours that have similar features orare in a similar situation. Most apprais-al districts post property records ontheir public websites, which can makeresearching appraisals on other proper-ties just a matter of searching online.

Your Realtor can help you findcomps in your area and help you pre-pare to dispute your appraisal based onthese similar properties. If you discov-er that your home is appraised signifi-cantly higher than comparable homes,you may want to appeal.
