I attended the FHBA Spring Legislative Conference on March 17th and 18th along with George Hansford and Carolyn Maimone. There is a lot happening in our state legislature and it has just begun. Stay alert to what is happening and coming at us.

Get involved and be involved with your association. There is so much happening to us and around us. It takes each and every one of us to keep up and to keep our association running. There is strength in numbers if the numbers all take a part. This will help carry the load and accomplish the tasks that are before each of us. Think of the issue, question, and/or problem that you have had or are having. Someone else in this association has probably dealt with the same or similar situation or is also dealing with it currently. Actively participate! Help keep our association strong! Invite your colleagues, sub-contactors, suppliers, and others to join! Do

business with fellow members! Let’s fight our battles together! There are different meetings happening at dif-ferent times throughout the month. Participate! That is the only way you will get anything out of this association – by giving your time to it. General Membership meeting, Governmental Affairs meeting, Building Issues meet-ing, Remodelers/Green Building meeting, Sales and Marketing meeting, Parade of Homes meeting, Member-ship committee meeting, various event meetings, fund raiser meetings, etc. There is plenty in which to be in-volved. And it takes participation to keep things running – they don’t just happen.

Our Fishing Tournament is this month and our Golf Tour-nament is coming up in May. Sign up and participate in the fun. Encourage those around you to come and join us also!

Governmental Affairs Our state legislature is in session. Many bills are coming out. Our state association is actively at work on the capitol. Three of us from our local association were there on Tuesday March 17th. We were able to sit down face-to-face with Senator Hays, Repre-sentatives Sullivan, Metz, and O’Toole and share some of our thoughts and desires on some of the bills that mater the most to our industry.. It was good talking to each of them. But YOU need to communicate with them also. There are bills concerning Build-ing and fire codes, water policy, appropriations, construction liability, exactions, residen-tial property associations, etc. If you don’t help your industry now, you may be left to

deal with a bad piece of legislature when the bills become law.

The Excitement Continues

Thank you Lakes of Mount Dora for being a great host to our Parade of Homes Awards Ban-

quet and celebration of Building Excitement!

Congratulations again to all the winners and participants in the 2015 Parade of Homes.

And thank you sponsors for your continued support and a successful Parade.

Ambassadors did a great job as liaisons between the HBA and Builders. Everyone I spoke

with loved the idea, appreciated the extra attention and all the valuable information that was communicated in

person leading up to our spectacular annual event.

Some early reporting on traffic has most builders raving about the Parade. One builder I spoke with had 300

registered guests, 500 or more units of traffic, two contracts and a confirmed contract from a previous visit be-

fore the Parade, all from a single entry. Another builder was thrilled with close to 200 registered guests, over

300-400 units of traffic, several solid leads, and a few customers who just wanted to see more of his work. A

third builder and first time Parade entrant was very pleased with steady activity, even on weekdays. I personally

visited over half the entries and even some developments who didn't enter the Parade. One non-entry I visited

admitted they made a mistake. Their community was located between two Parade entries receiving high volume

traffic... but they had no traffic to speak of during the Parade.

Our Dream Home by Kevco Builders experienced high volume traffic. I was there the first day before noon, on

a damp rainy day. They already had about 50 people there and ended up with several hundred visitors during the

Parade. Kevco had 4 new homes and a remodel entry, spread out all over the county in various price ranges. Joe

Ziler, President of Kevco Builders, reported at the builder breakfast that he made 20 sales last year directly re-

lated to the 2014 Parade. This is the type of news that just gives you goose bumps. Thank you again Joe Ziler

and Kevco Builders!

Where do we go from here? We've already met to discuss how to make things better for 2016. Now's the time to

get onboard and create some excitement for next year.

Save the date and start planning for the 2016 Parade. The Awards Banquet will be Friday February the 25th,

and the Parade runs from Saturday, February 26 - Sunday, March 6, 2016. Until next month, follow up with all

those leads and sell, sell, sell.

Keep the faith and keep pushing on.

We appreciate those who participated in the BBQ fund raiser for the Habitat for Humanity Tavares Veteran Pro-ject that we hosted at the HBA office March 20th. It was sponsored by First International Title, with underwriter Chicago Title and Bryan & Kim Mahoney. It was a great success. More to come on that in our next newsletter! The Mount Dora High School Architectural Drafting Program and the Culinary Arts students are doing their Gala again this year. This is an event that the two groups join together to produce. They form six teams, plan a res-taurant based on a particular theme, and compete with each other. This year the six themes are China, France, Germany, Italy, Korea, and Mexico. They design the restaurant, do a site plan, build a model, and cook food. The event is on Saturday May 2nd from 6PM – 8PM and tickets are $15. This is a tasting gala – you will judge the designs and food. Tickets may be purchased through Cindy Brisson, Architectural Drafting teacher, at Mount Dora High. Phone: (352) 383-2177, ext. 1232 . The View from Tallahassee

FHBA President's Report

We just completed our 2015 Spring Legislative Conference in Tallahassee and what a success! Over 130 FHBA members made the pilgrimage to Tallahassee to visit with their legislators and distribute information on our priority bills. Our special events were also a success! FHB-PAC 1,000 club members heard from Senate President Pro-Tempore Garrett Richter (R-Naples) and Commissioner of Agriculture Adam

Putnam during a private dinner. And at the well-attended Legis-lative Reception, our members had another opportunity to min-gle and lobby their local delegation. With all of this, and the new look and feel of our Legislative Leave Behind, several leg-islators’ commented that FHBA is on its way back politically. The exact effect of these mass visits by FHBA members is diffi-cult to quantify. Perhaps it is just timing, luck or a direct result of our efforts, but the House Chairman’s budgets, announced on Wednesday, included continued funding for the septic tank study in the amount of $500,000 and continued funding for Fu-ture Builders of America in the amount of $250,000. This week, also, three of FHBA’s top priorities will get their first hearing in the Senate. Today, SB 850, the impact fee alternative bill by Sen. Hays (R-Umatilla) will be heard in the Senate Community Affairs Com-mittee. In addition SB 1232, the construction code bill, by Sen. Simpson (R-Trilby) will be heard in the Senate Health Policy Committee. Tomorrow, SB 284, the Koontz implementation bill, by Sen. Diaz de la Portilla (R-Miami) will be heard in Sen-ate Environmental Preservation and Conservation Committee. I cannot emphasize enough the importance of Monday’s hear-ing on SB 850. FHBA has been seeking consideration of alter-natives to impact fees for years. Though the efforts of Sen. Alan Hays (R-Umatilla) and Rep. Fred Costello (R-Port Or-ange) are not likely to result in final passage this year, a single hearing presents the opportunity to make the case for providing alternative funding sources and lay the ground work for eventu-al success. One thing is for certain; our visits definitely did not slow mo-mentum. It was a fabulous day and made me proud to be a member. Thanks to all who attended and walked the capital in support of our issues. Just because spring conference is over, we cannot be complacent. We must stay vigilant when called to respond to grassroots alerts and communicate with our legisla-tors when asked. The first third of session is promising, but to be successful, we must remain engaged for the entire nine weeks. In last month’s column, I expressed concerns about the declines in the wood commodity mar-kets noting that these markets were the best indicator as to the health and direction of the housing industry. I pointed out that by mid-March the spring selling season, or Christmas, should be in full swing for the markets. Well, Santa hasn’t come yet. In fact, it is beginning to look as if this scoundrel is on vacation.

The Ro-Mac Lumber & Supply, Inc. Wood Commodity Index (Index) dropped 4.0 percent, or $12.60 per thou-sand, to $302.82 on a full retreat in the spruce markets. Many in the industry still open with a weather report when discussing why the housing market continues to remain subdued. Most fail to realize that in the three big-gest states in the union the weather has been fine this winter. The dimensional lumber portion of the Index over the last 30 days dropped 8.5 percent to $332.28 per thousand. The search by mills for buyers pushed pricing lower as expectations for both imports and exports have not mate-rialized for the year. The demand side of the equation is the dominant denominator. The sheathing side of the Index increased 0.3 percent to $280.81 per thousand. Tighter manufacturing availabil-ity pushed CDX pine plywood pricing up 3.1 percent on 5/8-inch. Single-digit increases occurred in the other thicknesses. OSB sheathing pricing drifted flat-to-lower as availability remained plentiful. The spread between pine plywood and OSB sheathing is over $300 per thousand, and it is reaching a point wherein some builders may reconsider the use of OSB products. The time is now to have a run on pricing. If in the next two weeks, or 30 days, pricing does not catch steam, builders should be real concerned about this year’s housing market. With that said, do not use the prices you have today to quote a project in mid-summer. If the winter weather has been the main deterrent to housing, then prices will rise quickly over the next 30 days. Let’s see if Santa Claus finally arrives for the housing market—we should know quickly. Pastor, Jack Niedermayer, and her son, Colin Lieberman, shared wonderful memories of Ginger who loved her family, friends and the bible. She will best be remembered for her inquisitive nature and her passion for nutrition. Please keep the Lieberman family in your thoughts and prayers.
