SPACE encompasses all aspects of the design process from masterplanning, site evaluation and feasibility studies through the conceptual design andworking drawing phases, on to the final selection of finishes and fitting for buildinginteriors. Number of Years Experience As A Consultant:Space Consultants has been established in 1979 and has already 25 yearsexperience of working in all Egyptian Cities. Beside this great local experience, TransSpace Consultants has been an international consultant in the Middle East,especially in the Arab Gulf Countries since 15 years.

Space had accomplished some major projects during the period of the years1993 through 1998 that are summarized as follows:

1) NATIONAL PROJECTS:A) Sinai Strategy 1993A new model of local development was designed focusing on a circularaxis, which supports the concept of The Complementary Sectors. Sinai wasdivided into four sectors; El Arish, Neweba, Tor and Nekhel. Each sectorhas a major project besides minor projects, depending on the potential ofeach sector. This strategy aims to accommodate two million people by theyear of 2017 and creating 443,000 new jobs.

B) The Tourist Development for Dahab’s Sector (Aquaba Gulf)

This development aims to show the tourist importance of that sector, locally andinternationally, particularly the environmental and tourist potential of the protectedlocations of Abu Galloum and Nabk.This area is divided into three sub-sectors:

i. Northern Dahab (El Rassasa)-Tourist projects and hotels on 1500 feddans.ii. Southern Dahab-A complete development of Dahab City to accommodate a

population of 16380 persons.iii. Middle Dahab-This contains the environmentally protected area of Abu Galloum.

C)Development of Reviera CenterThe project is located in the south of Taba with an area of 1598 feddans. The philosophy of this project is the development of an internationaltourist center. The capacity of this project is 9500 beds with an investmentof L.E. 1.5 billion. An annex with a 235 feddans, is added to the project tohave staff accommodation and condominiums.

D)The Ras Mohamed SectorThe idea of this development is connected to the Sinai Strategy. This sector

was divided into three sub-sectors:i. Southern Sector-New Ras Mohamed City for a population of

92,000 persons.ii. Middle Sector-A separate stage in the development.iii. Northern Sector-Development of Tor City with a capacity for

42,000 tourists and investment of L.E. 2 billion.

E) New CairoThe Ministry of Construction engaged our office, to make the overallplan and details after a contest between the best offices in Egypt. This newcity is the largest satellite around Cairo with an area of 45,000 feddanslocated on the ring road. At the city center, the commercial and businessdistrict and the city, are divided into residential districts, which containsplots of lands for individuals. In addition, large areas not less than 60feddans are located, for investors to be developed as housing projects.

2) TOURIST PROJECTSA)Barons Court Sports & Leisure:

The site assigned for this project is located between 21st. Km. and24th.Km south of Alex – Matrouh Desert Road. The main target of the project is toconstruct a new city in the form of a sport & leisure tourists resort. Accordingly themain components of the project are as follows: Sports Club, Golf Course,Recreational City, Comprehensive commercial center, Groups of villas & Residentialbuilding, A Hotel and a set of time share villas, Administration building, Landscapingand service buildings.

B)Grand Sharm HotelA tourist complex in Sharm El Sheik with a 200 room - four star hotel, forty-five villas and one hundred chalets at a cost of $80 million.

C)El Khiam Tourist Hotel A resort complex in Hurghada with a four story 300-room hotel, 300 time-shareunits, and 120 villas. The project cost is approximately $120 million.D)Four Seasons Tourist village

A project is located on 100,000 square meters consisting of a 150-room hotel, 38villas and 68-time share chalets. It has a cost of $100 million.

E)Naima Golf Tourist village This is the first Golf City in Sharm El Sheik surrounded by 207 exclusivevillas. Movenpick manages the 300-room hotel. The project has a cost of $100million.

F)Nesco tourist village The project consists of A 300-room hotel, 60 villas, and 120 chalet, on NaimaBay Hill under the management of Novotel. It has a project cost of $70 million.

G)Golden Sharm Tourist village A 130-rooms hotel and 60 villas on Om El Sied hill at Sharm El-Sheikh. It has

a project cost of $30 million.

H)Pilots Tourist VillageThis is a development of 450 villas and 500 chalets on the north WestCoast. It includes swimming pools and restaurants.

I)Hyatt Regency tourist village A 300-room hotel and 40 palaces on Naema Bay hill.

J)Sultan Beach - HURGHADA Five star hotel with, 520 rooms and 30 Villasmanaged by Italian Manangment

3) RESIDENTIAL PROJECTSA)El Rehab

This is the largest project for the accommodation of youngpeople on an area of 1500 feddans in New Cairo.

B)El Sherouk 2000This is a development of 500 villas on an area of 350 feddans with aproject cost of $130 million.

C) Zayed 2000This is a development of 180 villas in El Sheik Zayed City on an area of 150feddans and a project cost of $75 million.

D) MayfairThis is a residential complex of 250 villas in Sherouk City on an area of 135feddans and a project cost of $80 million.

E) El YakotaThe project is a development of 200 villas on 180 feddans in SheroukCity and a project cost of $80 million.

4) EDUCATIONAL & HEALTH CARE PROJECTS1. Mubarak’s Police Academy:This is a huge project located by the ring road (New Cairo). This office wasentrusted by the Ministry of Construction to do the schematic plans and theshop drawings for the new police academy which will serve Egypt for thecoming 100 years with capacity of 6000 students located on 1000 feddans.This project was designed to all technological bases. It includes Mubarak’sConference Hall (9000 persons) and two smaller halls (1000 persons). It alsoincludes a sports village. The project cost is L.E. 2.5 billion, with a design ofpharonic style.

2. Mental Hospital Complex-Badr CityThe Ministry of Construction entrusted this project to us as an upgrading of theold mental hospital in Cairo. This project was designed to be the largestmental institute in the Middle East. It covers 200 feddans and has two mentalhospitals for men, 2 for women and 1 for children. It also has a mental hospitalfor retired persons and a research laboratory.

3. American International School- New Cairo CityA distinguished design philosophy of the international American schoolcampus in Egypt over a plot of 50 thousands sq.m. where Olympic playfieldsand swimming pool accompanied with school facilities; library, labs,

auditorium, gymnasium, canteen, … etc are provided. The AIS school isdesigned to occupy about 1500 students of basic and secondary phases ofeducation along with a designated zone for the kinder garten.

5) ADMINSTRATIVE AND SHOPPING PROJECTSA. Beverly Hills, Business ParkIn 6 Ocotber city, A new concept of business and administration complexescombined with well-designed and functioned landscaping that gives a pleasantenvironment for this kind of activities. The complex includes 23 separate andcombined office buildings on a plot of 35 acres, with a total built area of 120 thousandsq.m. with an underground parking garage accommodating 3500 cars. The complexis equipped with ultra-modern telecommunication technologies and coped with thelife safety and fire protection codes. The project estimated cost is 120 million L.E.

B. Beverly Hills, Dahshour ShowroomsOn the desert highway that connects 6 October city with Cairo Alex-desert highwayvia Dahshour, a row of separate and attached showrooms designated for thepurpose of huge merchandizes; automobile, furniture, equipment, etc. The site areais almost 59 acres. The project also includes some shopping malls for retail activities.A total built up area of 40 thousand sq.m. Equipped with fiber optics cables andexecutive fire protection system. The showrooms have access to both the highway ofDahshour road that connects Cairo-Alex. Road with Six of October city and further toFayoum Desert road.

C. Al-Rehab city, 1st phase shopping mallOver a plot area of 4 acres, a multi storey shopping mall with a total sum of 12thousands sq.m designated to serve the 1st phase of Al-Rehab New city, new Cairo.The shopping mall consists of three floors above ground and an undergroundbasement, as a storage for stocks. A variety of shopping spaces and areassurrounding a luxurious enclosed atrium, with fully air-conditioned spaces andseparated service entrances and alleys to provide the sense of excellence to thewhole environment.D. Al-Rehab City, 2nd phase shopping mallOn a plot area of 8 acres, a two stories shopping mall with a total sum of 15thousands sq.m designated to serve the 2nd phase of Al-Rehab New city, new Cairo.The linear shopping mall consists of two stories of shopping spaces, recreationalfacilities, ice skating hall, and hypermarket and series internal atriums. The shoppingmall (under construction) is fully air-conditioned spaces and separated serviceentrances and alleys to provide the sense of excellence to the city.

E. Al-Rehab city, Office ParkThe office complex at Al-Rehab new city consists of 9 separate buildings each ofthree floors, with magnificent internal landscape. The plot area is 7 acres and thetotal built up area is 30 thousands sq.m. The project site includes sufficient outdoorparking spaces to accommodate staff and clients vehicles.

F. Gulf Tower Shopping Mall at AlexandriaOn a very prestigious spot in Alexandria city, a new multi storey shopping mall (underdesign and construction documents (preparation) is selected to be implemented.Including a variety of shops, recreational facilities, administrative office, etc.

6) CITY HOTEL PROJECTS1. First ResidenceThis is a residential and commercial complex consisting of two towers. A Fourseasons hotel tower in twenty stories overlooking the Cairo Zoo. A residencetower is thirty stories, overlooking the Nile. A four-story shopping mallconnects the two towers. The project is designed in the classic style with aproject cost of $250 million.

2. Nile PlazaThis is a thirty story residential complex and the Four seasons hoteloverlooking the Nile in the Cairo suburb of Garden City. It also includesfour stories of shops.

Current Work

Space is currently responsible for preparing the project documents ofDevelopment of the Gamet El Dowal Al Arabia Street, a BOT project aimingof developing four stories underground along the whole street starting fromSphinx Square till Mostafa Moahmoud Square. The first level will be shoppingmall, while the other levels will be parking lots. The estimated budget of theproject is one billion L.E. Trans Space is the main consultant with a

percentage of 70% of the total work. It is planned to finish the projectdocuments within 6 months

Space Tasks in this project are as follows;1. preparing the terms of references2. preparing feasibility study3. preparing the project documents4. coordinating with other consultants ( mainly international )

Space is currently responsible of preparing the development designand construction documents of two big projects within the Beverly HillsCompound. The first one, is Business Park with 24 office buildings andShowrooms with a total built-up area of 26000 sq.m. Trans Space is the sub-consultant of SOM with 50% involvement in the two projects. The estimatedcost of both projects is 300 million L.E.

Space is currently involved in the development of the fifth phase of ElRehab Community – New Cairo. Its task is to prepare the project documentsfor different phases of the project, which include residential, commercial,administrative, recreational and service facilities.

Space is currently preparing the project documents of BaronsResidential and Tourist compound in the North Coast with some otherinternational consultants, such as EDAW

Space is currently preparing the project documents of HeliopolisResidential project.

Spcae is currently preparing the tender documents of NarmerAmerican College's new campus at New Cairo City.
