ENGINEERING CONTRACTING COMPANY LLC (ECC)ECC is a renowned construction company with a reputation for quality. Since its formation in 1975, ECC has constructed over 20 million sq.ft of residential, commercial, leisure, healthcare and educational buildings in Dubai.

ECC has successfully delivered numerous large scale projects such as the Green Community, The Springs, Clock Tower, Zayed University, Children’s City, the Swiss Tower in JLT and more recently, Panorama in the Greens and the Burjaman refurbishment. Two of ECC’s current residential projects are Dubai Wharf, a 2.5 million sq.ft development and Remraam housing community, a 1.9 million sq.ft development.

Many people in Dubai are choosing to own their own home rather than rent property. Here are five reasons why:

1. INFLATION-PROOF INVESTMENT Inflation in the third quarter of last year was 3.10%, according to trading economics. This means things such as food, fuel, rent etc appreciated in cost by 3%. If you keep your money in a bank account at 1% interest you are actually losing 2% of that sum per year in real terms, as everything else is getting more expensive but your money stays almost the same. When you put your money in an asset that also appreciates along with inflation then you do not lose money. Very few banks offer anywhere near 4% interest, so investing in an asset makes sense.

2. CAPITAL APPRECIATIONLet us take a real example: a one-bed apartment in Jumeirah Village Circle in Dubai is about AED 80,000 to rent annually and AED 900,000 to buy. When you buy a home with AED 900,000 of your own money and the home appreciates along with inflation by 3% per year then you make 3% on your money. If you buy a home worth AED 900,000 with just AED 450,000 (which is the minimum 50% down payment required) and the other AED 450,000 is taken in debt, and then your home appreciates by 3%, you a get 6% return on your AED 450,000 outlay.

Sounds like a trick? It isn’t.

4. RENT INSULATIONAccording to JLL, rents in Dubai over the past two years recorded 10 to 15% increases and, according to Colliers, Dubai is facing a housing shortage of more than 20,000 units.

If you own your own home your rent is the amount you are repaying to your bank every month and with a fixed mortgage that amount does not change.

5. PURE FINANCIAL SENSEAssuming that everything works as it should, over five years your property will appreciate by AED 700,000 and you will pay off AED 58,525 of debt. Deduct AED 85,501 of interest and another AED 100,000 of service fees and you come out with a AED 85,000 positive return – more than 50% on your AED 450,000 investment and you have not paid any rent. If your rent is AED 80,000 per year over five years that is AED 400,000, and that is assuming no rent rises. The difference between buying and renting is around AED 294,027. Even if your home does not appreciate in value a single fil, you still come out ahead by AED 290,000.

The asset is worth AED 900,000, an increase of 3% is AED 27,000. Whether you own the house outright or have borrowed to finance it, that AED 27,000 is added to the equity (the value of the house less debt owed to the bank) in the house, the bank does not get any of it. Your repayment stays the same and the amount owed to the bank is not adjusted. This is called leverage. Over five years it would add about AED 700,000 to the equity.

3. PAYING DOWN EQUITYWhen you rent, your money goes straight into your landlord’s pocket. When the property is yours you either own it outright or, more likely, you have finance on it. The repayment on a AED 450,000 loan over 25 years is about AED 28,805 per year. That is AED 51,195 less than the amount to rent the same unit. The best thing is not just the AED 51,195 saving per year but your AED 28,805 repayment now goes to paying off your mortgage, adding to the equity.

Initially not a lot of your repayment goes to paying down the equity. In the first year the outstanding mortgage amount only decreases by about AED 10,805, but by the fifth year this rises to AED12,641. The rest is used to pay back the interest to the bank. Over five years you would have paid off around AED 58,525 of debt and AED 85,501 towards interest repayments.

Dubai plans to sustain a real GDP growth rate of 11% per annum for the next upcoming years. Dubai attracted overseas investment for a total of 273 projects worth USD 6.3 billion, creating more than 15,260 new jobs in the process. Dubai is home to more than 20,000 international companies, including offices from 124 of the Fortune 500.

According to a JLL report, Dubai has made it to the top 20 most dynamic cities in the world, which also ranks cities on real estate and socioeconomic factors. They also mentioned that Dubai’s economy is projected to grow 4.8 per cent next year which will be higher than the global growth forecast of 3.5%. The report also mentions that the momentum in the economy is expected to continue with activity encouraged by major project spending related to Dubai hosting the World Expo.

Real estate in Dubai is still considered a solid investment when reviewing Dubai globally, despite the decline over the last year in apartment and villa sales prices. The gross rental yields in Dubai are sensible, ranging from 5%, up to 14% in some of the more affordable locations. Successful developments in other sectors such as leisure developments and aviation will boost growth, inviting more visitors to Dubai.

Dubai Parks, a mega leisure development in Jebel Ali, with an estimated investment value of USD 10 billion, has started construction. This theme park is expected to draw 6.7 million guests during 2017, giving a boost to the tourism industry. Dubai’s tourism and hospitality sector aims to attract 20 million visitors to Dubai by 2020 and as Dubai became the busiest airport in the world last year with 70.4 million passengers, it is set to achieve this goal.

ESCROW FAQS FAQS

WHAT IS A REAL ESTATE ESCROW ACCOUNT? A real estate escrow account is the project’s bank account, into which payments from the project’s financers and off-plan property buyers are deposited.

WHY HAVE AN ESCROW ACCOUNT?The aim of the escrow account is to regulate the financing of the construction process of units sold off-plan, thus safeguarding the rights of investors.

WHO HAS TO HAVE AN ESCROW ACCOUNT?All developers who sell off-plan properties in Dubai, without exception, are required by law to open an escrow account for each development.

WHAT SAFEGUARDS ARE IN PLACE FOR THE MONEY DEPOSITED IN THE ESCROW ACCOUNT?The escrow account must be in the name of the project and it may only be utilised for purposes related to the project. The amount deposited in the account cannot be seized on behalf of the developer’s creditors.

WHO IS THE ESCROW ACCOUNT TRUSTEE? A bank or financial institution operating in Dubai and licensed by the Central Bank of the UAE and accredited by RERA can serve as an account trustee.

WHAT IF THE PROJECT IS CANCELLED?If the project is cancelled, the developer is required to repay investors within 60 days from the date of the cancellation. In certain circumstances, RERA can postpone this deadline. If the developer fails to repay investors, the case is transferred to the real estate courts in order to secure the right of investors.

HOW IS THE MONEY DEPOSITED IN THE ESCROW ACCOUNT USED?As a general rule, the monies in the escrow account can only be used to make payments for the land, contractors, consultants and marketing related to the project. Not all expenses incurred by the developer on the project are eligible to be paid from the escrow account. For example, 5% only of total sales can be used for marketing the project.

DO ALL PAYMENTS HAVE TO BE DEPOSITED INTO THE ESCROW ACCOUNT?Yes, all amounts received from the buyers must be deposited in the escrow account.

HOW ARE PAYMENTS MADE FROM THE ESCROW ACCOUNT?When a major phase of the construction has been completed, a request is submitted to the account trustee to make payment to service providers. A written agreement between the developer and the account trustee details the main phases of construction required for releasing certain amounts from the escrow account. Once the account trustee has confirmed that the phase mentioned has been completed, they can make the payment to service providers from the escrow account.
