PHOENIX (AP) — If you can look at a dented, chipped, dusty piece of furniture that’s been in someone’s garage for years and see potential and beauty, then Debbie Nelson is impressed.

“The average person has a difficult time piecing it togeth-er,” says the Phoenix-area furniture refinisher.

Nelson, a single mother of seven, has made a living out of finding treasure in other people’s trash. Her online fur-niture store, Funky Junk Restore, is half a year old, and she already has so much business that she’s looking for help beyond her current work crew (her kids, ages 7 to 23).

She works from home in Mesa, a suburb where home

foreclosure rates are sky-high and one in five office spaces sit empty. But Nelson is among a growing number of stay-at-home moms in Phoenix and around the country who have turned years of do-it-yourself experience into success-ful businesses.

The idea is similar to TV cook Sandra Lee’s “semi-home-made” philosophy in cooking. Lee has built a cooking-show empire on the idea that mostly ready-made food plus some fresh ingredients can result in “food that looks and tastes from scratch.”

Nelson likes the parallel to what she and other furni-ture-refurbishing moms have done with pieces bought from estate sales, yard sales, Craigslist or secondhand shops.

And while “any reasonably careful person can hang drywall,” Collier said, taping it to cover the seams and joints is “very much an art where a practiced hand makes a huge differ-ence.”

But many other household repairs and projects can be tackled by a do-it-yourselfer who takes the time to learn what’s required.

She looks for secondhand pieces from well-known furniture makers, and uses paint, wood finishes and new hardware to make them look and feel new — for the same price as a new piece made of flimsier materials like particle board or wood veneers.

“I’m about value and money,” Nelson says. “I want to give you the most cou-ture look as possible.”

The style she favors is mostly “shab-by chic,” with some “industrial” as well. Pieces have a carefully wrought weathered look made popular by stores like Anthropologie and Pottery Barn. Shabby chic-ing involves buying vin-tage wood pieces with ornate details like curved legs. Industrial requires a mind for repurposing rusty metal com-mercial equipment for home use.

What’s required, Nelson says, is knowing enough about furniture to see “good bones.”

Many people who come to semi-homemade furniture sellers like her-

self, she says, know what they want but lack the creativity or time to exe-cute it. And, she adds, they probably shouldn’t, given the cost of materials, labor and time needed for a DIY proj-ect: “I don’t think it’s necessarily worth it for just one item.”

In the Phoenix area, a two-day, DIY home-decor seminar with a 1$150 admission fee attracted more than a dozen women. It drew so much posi-tive feedback that organizers plan to host the “Hello There! House” semi-nars twice a year.

Many semi-homemade business-women learned their trade through trial and error as they redecorated their own homes.

Natalie Cox of Natty By Design says the shabby chic style in particular lends itself to easier and faster projects, since wear and tear is part of the charm. A 28-year-old mother of four children under 7 years old, Cox sells what she calls “more modern furniture” — piec-es that might take inspiration from high-end stores like Horchow. She says she would have time for more custom projects if she went the shabby chic route, but she prefers the other style.

January 2011 in the garage of her home in the Phoenix suburb of Gilbert to supplement her husband’s salary while he works on his MBA at Arizona State University. She had been refurbishing furniture for her family for years and “had all the equipment already,” she says. “The furniture allowed me to stay at home and be with my kids.”

A steady stream of business, mostly from referrals or Craigslist posts, has allowed her to be picky with projects and to raise prices. Now she schedules the semi-custom requests around her children’s schedules.

Nelson spent a recent Saturday meet-ing with clients in the front room of her house, a large former music room that now serves as office and showroom. And she’s interviewing furniture paint-ers “who can, you know, do the base coats so that it frees up my time” for the rest of her business — buying, refinish-ing, sanding, staging photo shoots, list-ing online and meetings with clients.

“People become overwhelmed that the economy is bad. But business is thriving,” she says.

Cork squares are durable, made from natural wood fibers and can handle moisture. They also absorb sound well and come in a variety of colors and patterns. “Don’t just picture a bulletin board” when you think of cork, Burnham says.

Cork offers a look similar to hardwood, but is less expensive. And you can replace just one tile if a section gets damaged.

Another flexible option is FLOR carpet tiles, Flynn says. “You can add color, texture or pattern by laying them out in the desired pattern,” he says, “then cutting the end tiles to size.” FLOR tiles can be laid out to give the look of an area rug or wall-to-wall carpeting.

Flynn also recommends vinyl plank tiles. These inex-pensive tiles are thin but durable, and easy to install. They can be mopped clean.

And do-it-yourself installation is simple, Flynn says. “It simply requires a utility knife for installation. The planks attach to one another with an upward-facing sticky strip. Each time a plank reaches a wall, it’s cut to size,” he says.

Think RemovableRugs can be a great way to delineate the space at an

entryway, and many styles are washable. “I’ve done everything from rag rugs to Turkish carpets” in entry-

ways, Burnham says. Rather than investing in one expensive rug, she says,

buy several that can be swapped out when one is being cleaned.

Meg Caswell, host of HGTV’s “Meg’s Great Rooms,” suggests shopping for carpet remnants. Carpet stores often keep their remnants out of sight, she says, but if you ask they should direct you to them. If you find a remnant piece you want, have it cut to size. You can ask to have it banded with a canvas edge in a contrasting color, Caswell says, or in a patterned fabric you’ve chosen (check the remnants at fabric stores for affordable finds and bring the fabric with you to the carpet store).

By using a remnant, you’ve created a custom piece with little expense.

If it’s damaged by foot traffic over the course of a few winters, the loss will be minimal.

Stylish but inexpensive and washable rugs are widely available online, from Ikea.com to eBay.com or Etsy.com. If you find a style you like at a great price, these designers recommend buying two so you’ll have a backup.

Another approach that Flynn and Burnham recommend: Buy a vintage rug that’s already worn. Faded colors and frayed spots are part of the charm, so you won’t mind if further wear-and-tear happens.

If you’d prefer the finished look of wall-to-wall car-peting at your entrance, Flynn suggests buying several smaller rugs and attaching them underneath with carpet tape. The edges can be cut to fit your space, giving a per-manent, wall-to-wall look. But pieces can be removed for cleaning.

(ARA) - The American home may be shrinking, but not the Great American Dream. Americans are still living large, just doing so in smaller spaces.

To some trend-watchers, the downscaling of the American home comes as good news. Architects, designers and social observers say our willingness to resize our floor space means Americans are rethinking the way we really live and how we use whatever space we do have. Home, they say, has become less about impressing others and more about making ourselves happy. And since we are mostly baby boomers - that tidal wave of Americans born between 1946 and 1964 - who have long been accustomed to getting what we want, happiness is often defined in terms of luxuries and personal amenities.

"Natural materials like American Hardwoods are redefin-ing the word 'luxury,'" says Linda Jovanovich of the American Hardwood Information Center. "Hardwoods bring richness and warmth to even small rooms, whether it's used on the floors and walls, or crafted into built-ins. Custom hardwood furnishings like bookcases and cabinets make a home personal, yours alone, and isn't that the ultimate luxury?"

This new definition of luxury - top-quality, mostly natural materials, careful attention to architectural details like natural wood window frames and mouldings - is one that architect and author Sarah Susanka agrees with. And what Susanka thinks matters.

In 1998, her professional hunch launched what has become the "build-better-not-bigger" movement, when she published the first in her best-selling series of "The Not So Big House" books.

Her mantra is indeed, think smaller, and she also believes that "luxury comes from the materials we surround ourselves with. Beauty comes from natural materials. You can see where they come from - in the grain, the veining. The more natural the materials, like real hardwoods and granite, the more con-tent you are. There's a quality you can't name, but you can feel it."

Gale Steves, author, editor and design industry consultant sums up a similar concept in her book about "Right-Sizing Your Home." According to Steves, "Right-sizing is about making the best use of the spaces you have for the way you live."

Besides the money saved, there’s “definitely a sense of accomplishment” in doing the work himself, he said.

His advice to beginners: Use common sense, take your time and read as much as you can. “The Internet is unbeliev-able,” he said.

When taking on a project, begin by finding out where in your home you turn off the water and gas, and how the circuit breakers work. If you need a professional to show you, hire one.

You’ll also need a good set of tools. Collier recommends such things as a 20-ounce straight claw hammer, a utility knife, linesman’s pliers, a flexible putty knife, a four-in-one screwdriver, a cordless drill-screwdriver, a 25-foot measur-ing tape and an adjustable crescent wrench. Add to that a plunger, groove-joint pliers and duct tape.

If you’re going to do any electrical work, be sure to have a voltage sniffer. “Electricity is scary stuff, and a voltage sniffer is a really safe way to know everything is off,” Collier says.

There’s a wealth of material online, including videos for the do-it-yourselfer.

Even unskilled homeowners should be able to do some basic appliance repairs, Collier said, such as changing a dryer belt.

And as winter approaches, homeowners can do a lot of

weatherizing themselves, including adding insulation, and applying adhesive-backed, foam weather stripping to pre-vent cold air from seeping in around doors and windows.

Other jobs that a do-it-yourselfer can learn include repair-ing drywall, replacing a deadbolt, or installing a new light fixture or ceiling fan.

Here’s where that voltage sniffer comes in. “If you know how to confidently turn that breaker off and you can test it to verify it, you can change that fixture,” said Danny Lipford, who hosts nationally syndicated TV and radio shows and is a contributing design editor for Better Homes and Gardens.

Plumbing repairs also can be accessible even to the nov-ice.

“A toilet is really a very simple mechanism and the parts are readily available to change out,” Lipford said.

First, the cause of the problem has to be diagnosed. Find information online, in books, or talk to a worker at your hardware store.

If the toilet is running, for example, one way to figure out what’s going on is to add a little food dye to the water in the tank, said Long, of Home Depot. If the water in the bowl turns the same color, the flapper valve is likely the problem. The flapper seals the tank, then lifts to allow water to flow into the bowl when the toilet is flushed. If the seal isn’t tight, water will leak into the bowl.

It could be that the chain connecting the flapper to the handle is too long or too short. Adjusting that could fix the problem. Or, it could be the flapper itself. In most cases, the flapper snaps out and you can easily replace it with a new one.

(ARA) - As seasons change, homeowners' routines change along with them. Whether it's children coming in and out of the house more frequently between school and activities, or service workers helping to get home repairs done before the holidays, you want to ensure safe and controlled access when you're not available.

One recent "Key Hiding Habits" survey of homeowners in St. Louis found that respondents hide extra keys for such purposes in all kinds of places, from beneath a flowerpot to under the bushes - yet among those who do, about one fifth don't recall where they hid the key, leading to an opportunity for a lockout situation. In fact, getting locked out of the house happens more than you'd think. Over a 12-month period, a quarter of those polled were locked out at least once and a smaller number twice. Believe it or not, some were locked out five times or more.

To ensure worry-free home security, there are simple things you can do to help ensure that the right people can enter your home, and also deter those you want to keep out of your home. Here are some home security tips:

• Go keyless. Avoid keys entirely by upgrading to an elec-tronic keypad door lock, eliminating any worries about lost keys or the need to keep making replacements. Electronic locks provide keyless entry to a home using secure access codes, so there's no more hiding of keys in places where the wrong person might find them.

For example, Schlage electronic locks can be installed quickly with just a screwdriver and allow you to add, change or delete user codes in seconds, ensuring that the people you want to enter your home can come and go as they please. • Use motion sensors. In the fall and winter months of the year it's especially helpful to have a light on for family members and others who need to leave or come home in the dark. One way is to leave the porch light on, but you can take lighting a step further by installing motion-activated lights. Available in home improve-ment stores, these lights can be installed at your entry door or by the garage door, and will turn on automatically when a person or car approaches, ensuring a well-lit entry to your home and mak-ing it harder for intruders to hide in waiting.

• Make your home look lived in. If you keep the drapes and shades closed during the day, it can give an unintended signal to burglars that you're not home, so go ahead and leave the windows uncovered as if you were there. Turn down the ringer on your home phone, as well as the volume on the answering machine - while you're away at work, dashing back and forth between activities, or even if you're simply working in the gar-den or backyard - as these sounds can be a signal to others that no one's inside.

(ARA) - If you're a homeowner, you probably know that home winterization is essential if you want to increase energy efficiency and comfort during the winter. In addition to the usual quick fixes, there are a few important tasks to keep in mind when preparing both the interior and exterior of your home for the harsh weather ahead.

OutsideBelieve it or not, the roof plays a big role when it comes to

controlling the comfort in your home. Even more, heavy snow-fall and ice can lead to severe damage throughout your home if you don't have a healthy roof.

Winter weather can cause the creation of ice dams. Walls of ice form at the edge of the roof when snow melts and runs down the roof, reaches the cold eaves and refreezes. If you don't have the proper protection, the ice pushes under the shingles, which will cause leaks into the attic or along exterior walls, resulting in water damage that can be expensive to repair.

Make sure you keep an eye out for icicles on your roof throughout the winter. Safety should always be your first priority. Icicles are dangerous because not only can they break off and fall from the roof, but the weight of the icicles can also cause a gutter or awning to fall. If you're worried about poten-tial damage, hire a roofing contractor to inspect your roof to remove icicles or make any repairs before problems arise.

If your roofing contractor determines you need a new roof, use Owens Corning Deck Defense underlayment and WeatherLock Self-Sealing Ice & Water Barrier Products in con-junction with high-performance shingles to help shield your home from moisture infiltration. These two layers of a roofing system are important because they provide extra water-shed-ding protection under the shingles.

"Ice and water barrier products directly beneath the shingles stop water from getting into the house," says Mel Sancrant, product technical specialist at Owens Corning.

InsideIn the winter, the warm moist air generated by laundry,

showers and other household activities can cause moisture build-up in the home. This moist air becomes a water vapor that transfers through your ceiling into the attic. Proper ventilation helps remove the moisture while it's still a vapor and exhaust it out through the vents located at the top of the house.

Insulation will help maintain a comfortable temperature inside the home and promote energy efficiency. It can also reduce the amount of heat loss in your home if installed according to the Department of Energy's (DOE) recommenda-tion for your region. Excessive heat loss through your attic can contribute to ice damming, so proper ventilation and a well insulated home are part of a healthy roof system.
