Location The site is located in the Sedgley Park area of Prestwich, in Bury Metropolitan Borough within the Greater Manchester conurbation and 2.95 miles North of Manchester City Centre.

The site is situated approximately 2 miles from Junction 19 of the M60 Manchester Orbital Motorway, which, via Bury New Road, passes through Prestwich Village, a popular shopping and residential location with key community services and facilities within walking distances of the application site including a Sainsbury’s supermarket (150m), St Gabriel’s Medical Centre (640m) and Sedgley Park Primary School (500m).

The site is also well served by public transport, particularly by bus. The closest set of bus stops to the site are located at the junction of George Street and Bury New Road, approximately 250m from the site access where services run to Manchester City Centre with an approximate journey time of just 15 minutes.

Heaton Park, providing in excess of 600 acres of public parkland, lays claim to being one of the largest parks in Europe and is situated just 1,300 metres (0.8 miles) to the north west of the site.

Site Description and SituationThe site is broadly rectangular in shape, comprises approx. 5.14 ha (12.70 acres) gross and is situated within a predominately residential area on the southern edge of Prestwich. Whilst there are existing commercial uses to the eastern boundary, the site is surrounded by recreational open space to the south and west in the form of Kersal Moor and Prestwich Golf Course; and by residential development to the north leading into the heart of the settlement of Prestwich. There is also a hotel located to the north west of the site.

Planning Bury MBC Planning Control Committee resolved to grant outline planning permission for the following application (Ref: 59884), subject to a S106 Agreement, on the 27 September 2016:

“Outline planning application for the demolition of all existing structures and redevelopment for a mixed use development comprising up to 160 residential dwellings and 2,959 sq.m of employment floorspace (Use Classes B1/B8) including all associated infrastructure”.

A S106 Agreement has been finalised and outline planning permission granted.

TenureThe site is held freehold and will be sold with the benefit of vacant possession.
