1. What is LEED-EBOM? How does it differ from other LEED rating systems?• For Existing Buildings
• Focus on Operations and Maintenance instead of the physical design of the building
• Requires recertification every 5 years
• Lots of walk-throughs
• Lots of occupant surveys and informal meetings with occupants and building personnel
• Lower level certification can be accomplished without engineers

2. How does a building owner or manager budget for & begin LEED-EBOM?
• review the checklist and pick the easiest credits to get to your goal rating level
• look out for high dollar items• Commissioning• Mechanical retrofits (plumbing & irrigation
retrofits are ok)• Materials credits, if you have many different
tenants
• be realistic about items needing tenant participation• Green purchasing • Alternative transportation commuting

3. What are the most difficult and costly parts of the EBOM process?

There is so much interviewing, auditing, and surveying that you end up hearing things you otherwise might not.
• Can reveal operating cost saving opportunities
• Can provide tenants a structured forum for communicating needs and wants.
• greener, healthier space = higher rents or higher employee productivity

5. What tasks are required of a building manager for LEED-EBOM?
• Hire or designate a LEED coordinator/consultant• Feasibility assessment (including cost)• Create and track point strategy• Calculations• Draft surveys and policies• Walk-throughs, audits• Meet with tenants and building personnel to
increase participation and collect data, surveys, documentation
• Watch the performance period timeline
• Assist LEED coordinator with all of the above, especially feasibility assessment

• Pay for upgrades & retrofits
• Administer occupant surveys – and provide incentives for completion
